TERMS OF SERVICE
College Inns LLC

This Terms of Service (“Agreement”) governs access to and use of the website, platform, and services operated by College Inns LLC (“Company,” “we,” “us,” or “our”), located at 4245 N Central Expy, Texas.
By accessing or using our platform, you agree to be bound by this Agreement.
1. PLATFORM OVERVIEW
College Inns LLC operates a property management and rental operations platform that facilitates:
- Tenant applications and screening
- Lease generation and execution
- Rent collection
- Security deposit management
- Maintenance coordination and property operations
- Referral incentives
We operate exclusively in Texas at launch.
We reserve the right to modify, suspend, or discontinue any part of the platform at any time.
2. ACCEPTANCE OF ELECTRONIC AGREEMENT
Users agree that:
- All agreements may be executed electronically
- Electronic signatures are legally binding under applicable law
- Documents may be executed through third-party platforms, including DocuSeal DocuSeal or similar providers
Users waive any requirement for physical signatures except where legally required.
3. ELIGIBILITY
Users must be at least 18 years old and legally capable of entering binding agreements.
Users represent that all information provided is accurate, complete, and current.
4. NO LANDLORD RELATIONSHIP DISCLAIMER
Users acknowledge and agree that:
- The Company operates as the property manager and operational controller of rental units it administers
- The Company does not act as an agent of tenants
- The Company does not act as an agent of third-party landlords
- The Company has full authority over leasing, occupancy, maintenance, and rental operations for managed units
5. TENANT APPLICATIONS AND SCREENING
All applicants must complete an application and screening process, which may include:
- Credit checks
- Background checks
- Identity verification
- Income and employment verification
- Rental history review
We may use third-party screening providers.
We reserve the right to deny any application at our sole discretion.
Applicants consent to the collection and use of data for screening purposes.
6. LEASE EXECUTION
If approved:
- Lease agreements will be delivered electronically via email
- Leases may be signed electronically or in person
- Submission of an application does not guarantee approval or lease execution
We may modify lease terms prior to execution.
7. RENT COLLECTION
The Company collects rent directly from tenants.
Failure to pay rent may result in:
- Late fees
- Lease termination
- Collection actions
- Legal proceedings
We reserve full discretion over enforcement actions.
8. SECURITY DEPOSITS
Security deposits are required for tenancy and may be held, managed, and applied by the Company in accordance with lease terms.
Deductions may include but are not limited to:
- Property damage
- Unpaid rent
- Cleaning fees
- Lease violations
Deposit disputes are subject to arbitration under this Agreement.
9. MAINTENANCE AND PROPERTY OPERATIONS
The Company is solely responsible for maintenance coordination and property operations.
We may:
- Determine necessity of repairs
- Select vendors and contractors
- Authorize and schedule maintenance
- Enter premises as permitted under lease terms and law
- Prioritize emergency repairs without prior notice
Tenants waive objections to reasonable maintenance entry as permitted by lease agreements and applicable law.
10. REFERRAL PROGRAM
The Company may offer referral incentives, including cash rewards.
Eligibility requirements:
- Referral must result in a signed lease
- First rent payment must be successfully received
- Tenant must remain in good standing for at least 30 days after move-in
Payments are issued within 30 days after qualification.
We reserve the right to:
- Deny suspected fraudulent referrals
- Modify or terminate the referral program at any time
- Withhold payments pending verification
11. FEES AND PAYMENTS
Users agree to pay all applicable fees, including:
- Rent
- Deposits
- Application fees
- Administrative fees
- Late fees
All payments are final unless otherwise required by law.

12. DATA COLLECTION AND RETENTION
We may collect and store:
- Identity information
- Credit and background reports
- Application data
- Financial and employment information
- Communication records
We may retain user data for up to seven (7) years, unless otherwise required or prohibited by law
13. PRIVACY
Use of the platform is also governed by our Privacy Policy.
By using the platform, users consent to data collection, storage, and processing.
14. USER CONDUCT
Users agree not to:
- Submit false or misleading information
- Attempt to interfere with platform operations
- Circumvent screening or approval processes
- Engage in unlawful activity
We may suspend or terminate access at any time.
15. DISCLAIMERS
The platform is provided “as is” and “as available.”
We do not guarantee:
- Lease approval
- Property availability
- Uninterrupted service
- Error-free operation
16. LIMITATION OF LIABILITY
To the maximum extent permitted by law:
- The Company is not liable for indirect, incidental, or consequential damages
- Total liability shall not exceed amounts paid by the user in the last 12 months
- We are not responsible for third-party provider actions
17. INDEMNIFICATION
Users agree to indemnify and hold harmless the Company from any claims arising from:
- User misconduct
- Lease violations
- False information
- Property damage caused by user
18. ARBITRATION AGREEMENT
All disputes shall be resolved through binding arbitration in Texas, except where prohibited by law.
Users waive:
- Right to jury trial
- Right to class action participation
Small claims court disputes may be exempt where permitted by law.
19. TERMINATION
We may terminate or suspend access at any time for:
- Lease violations
- Fraud
- Non-payment
- Abuse of platform
- Legal compliance concerns
Termination does not waive outstanding obligations.
20. MODIFICATIONS
We may update this Agreement at any time.
Continued use of the platform constitutes acceptance of changes.
21. GOVERNING LAW
This Agreement is governed by the laws of the State of Texas.
Venue for permitted court actions shall be located in Texas.
